Welcome to Begawan Deru Utama! These Terms of Use ("Terms") govern your access to and use of the Begawan Deru Utama website (the "Site") and the purchase and use of our digital home design blueprints ("Blueprints"). Please read these Terms carefully before using our Site.

By accessing the Site or purchasing our Blueprints, you agree to be bound by these Terms and our Privacy Policy. If you do not agree to these Terms, you may not use the Site.

1. Use of the Website

You agree to use the Site for lawful purposes only. You are prohibited from any use of the Site that would constitute an illegal offense, give rise to civil liability, or otherwise violate any local, state, national, or international law or regulation.

2. Intellectual Property and License

All content on this Site, including text, graphics, logos, and the digital Blueprints themselves, is the property of BDU and is protected by international copyright laws.

Limited License Grant

Upon purchase of a Blueprint, Begawan Deru Utama grants you a limited, non-exclusive, non-transferable license to use the Blueprint for the following purposes only:

• To build one (1) single structure.
• To make modifications to the plan to suit your specific needs for that single structure.
• To share the plans with your builder, contractors, and other professionals for the sole purpose of constructing that single structure.

Restrictions on Use

This license explicitly prohibits you from:

• Reselling, distributing, sub-licensing, or sharing the Blueprints in any digital or physical format.
• Using the Blueprints to construct more than one structure. A separate license must be purchased for each additional structure.
• Displaying the Blueprints publicly, such as on another website, without prior written consent from Begawan Deru Utama.
• Using our Blueprints to create derivative works for sale or distribution.
• Removing any BDU branding or copyright notices from the Blueprints.

Any use of the Blueprints outside the scope of this license is a violation of these Terms and an infringement of our copyright.

3. Purchases and Refund Policy

All transactions for the purchase of digital Blueprints are processed through secure third-party payment processors. Due to the digital nature of our products, all sales are final and non-refundable once the Blueprint has been downloaded.

4. Important Disclaimers

The Blueprints provided by BDU are design concepts. They are not stamped or certified architectural or engineering documents.

• Compliance with Local Codes: Building codes, zoning laws, and other local regulations vary significantly. It is your sole responsibility to ensure that the Blueprints comply with all applicable local, state, and national building codes and regulations before beginning construction.
• Consultation with Professionals: You are strongly advised to consult with a qualified local architect, engineer, and builder to review and adapt the Blueprints to your specific site conditions and to ensure they meet all local requirements. Begawan Deru Utama is not responsible for any structural or other issues that may arise from the use of our plans.
• "As Is" Basis: The Site and the Blueprints are provided on an "as is" and "as available" basis without warranties of any kind, either express or implied.

5. Limitation of Liability

To the fullest extent permitted by law, Begawan Deru Utama, its owners, and its employees shall not be liable for any direct, indirect, incidental, special, or consequential damages resulting from the use or inability to use the Site or the Blueprints. This includes, but is not limited to, damages for construction errors, cost overruns, loss of profits, or project delays. In any event, the total liability of Begawan Deru Utama shall not exceed the amount you paid for the Blueprint in question.

6. User Accounts

If you create an account on our Site, you are responsible for maintaining the confidentiality of your account password and for all activities that occur under your account. You agree to notify us immediately of any unauthorized use of your account.

7. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Republic of Indonesia, without regard to its conflict of law principles.

8. Changes to Terms

Begawan Deru Utama reserves the right to modify these Terms at any time. We will notify you of any changes by posting the new Terms on this page and updating the "Last Updated" date. Your continued use of the Site after any such changes constitutes your acceptance of the new Terms.
